Dededo - Sprawling Northern Village
Perched on the coral plateau of Northern Guam is the village of Dededo. The 30 square mile area is the most populated of all the villages on the island, sprawling with an estimated 46,000 residents in 2004.
Highly desirable, Dededo real estate is some of the most convenient you can find in northern Guam. The village is the essence of urban sprawl with countless fully improved subdivisions. If you want to get a head start on shopping, the Dededo Flea Market is open bright and early so that you can get first dibs on the freshest produce and great bargains on many items. The village is also home to the Dededo Mall, Compadres Mall, the island’s first Cost-U-Less and the Micronesia Mall. It is also host to numerous supermarkets, churches and schools, as well as the Dededo Sports Complex, Guam International Country Club and U.S. Naval Communication Station.
Because Dededo borders Yigo to the northwest, Tamuning to the southwest, and Barrigada and Mangilao to the southeast, it is easy to reach these locations by car, enjoy more shopping in Tamuning or have an adventure at nearby Tanguissan Beach. If you have children and they love reading, then living in Dededo will be perfect since you can find a branch of the Guam Public Library here.
For serious investors, there is huge potential for development in the Harmon Annex area in Upper Tumon bordering Dededo. The United States Government recently returned this large area just above Tumon to its original landowners. The Governor of Guam exploring the possibilities of zoning this large area into a mixture of “H” Hotel-Resort Zone, “C” Commercial and Retail Zone and “R-1” Single-Family Dwelling Zone signed an Executive Order, which if enacted into law would transform the area into a bustling extension of the tourist district together with residential housing and supporting retail and commercial businesses.
